What Is Included in the Price of Property in Zanzibar: A Finished Property or Additional Costs?

Property in Zanzibar, as in Bali, is primarily geared toward tourist rentals. Investors therefore receive a fully finished property with construction completed, interior finishes in place, and utilities connected.

However, furniture, appliances, and decorative elements are not always included in the listed price. In many developments, they are paid for separately as a ready-made furniture package.

What Is Usually Included in the Price?

The base price most often includes:

  • a fully completed structure;
  • interior finishes;
  • plumbing fixtures;
  • electrical installations and lighting;
  • utility connections;
  • doors and windows;
  • finished kitchen and bathroom areas according to the development’s specifications.

Once construction is complete, investors do not need to arrange renovation work or connect essential utilities separately.

However, the final list of included items must be checked in the contract and specifications for the particular development.

What May Be Charged Separately?

Furniture, household appliances, textiles, and decorative items are often part of a separate furniture package.

Its estimated cost is usually between 3,000 and 5,000 dollars, depending on the unit’s type, size, and specifications.

The package may include:

  • a bed, sofa, and other upholstered furniture;
  • tables, chairs, and storage systems;
  • household appliances;
  • textiles;
  • lighting;
  • decorative elements;
  • basic supplies needed to begin renting out the property.

In some developments, the full furnishing and equipment package is already included in the price. Therefore, only costs that are genuinely not covered by the contract should be added to the financial model.

Who Will Manage the Property?

In Zanzibar, many developments work with the developer’s own management company.

This may be a separate legal entity established by the developer to manage the complex after construction is completed. It handles advertising, bookings, guest check-ins, cleaning, maintenance, and financial reporting.

The market also includes developments with third-party management companies or international hotel operators. In each case, it is therefore necessary to check exactly who is responsible for operations and under what terms.

Are There Restrictions on Personal Use?

In developments managed by the developer’s own management company, restrictions on the owner’s personal use are often absent or minimal.

Usually, investors simply need to notify the management company of their arrival dates in advance so that the unit is not rented out to tourists during that period.

However, there is no universal rule for the entire market. Terms may vary depending on the development, management arrangement, and signed contract.

Before purchasing, it is important to clarify:

  • how long the owner can stay in their unit;
  • how much advance notice must be given to the management company;
  • whether personal use affects projected returns;
  • whether additional costs apply during the owner’s stay;
  • whether the standard terms can be changed before signing the contract.

How Should You Calculate the Final Cost?

You need to add the furniture package to the property price if it is not included, and also check for transaction costs, start-up costs, service charges, and management fees.

Net returns, cash flow, and the payback period should be calculated using this final amount, taking into account all necessary furnishings and equipment.

If furniture costs an additional 3,000–5,000 dollars, this amount must be included in the total investment budget, even if it is paid separately.

Conclusion

In Zanzibar, investors usually receive a finished property with interior finishes and connected utilities. However, furniture, appliances, and decor are charged separately in many developments and cost approximately 3,000–5,000 dollars.

The management company is generally already designated, and in many developments it is the developer’s own company. Restrictions on personal use are often absent, but these terms must be checked individually.

That is why we always analyze not only the starting price, but also the full cost of a rental-ready property, the management agreement, and the rules governing the owner’s use of the property.

In the next article, we will explain what is included in property prices in other international markets and which additional costs investors need to consider.
